Homes within a half-mile radius could see property values drop between 20-30%

And families within a 1 mile radius could see a 15% drop (source). Why? People don’t want to buy houses next to a disamenity.

Contrary to popular belief, home values are not recouped after the mining is finished (Figure 2).

When nearby residents bought their properties, they bought them in good faith that no industry would disrupt their quality of life. The surrounding area was not zoned for industrial use, and granting special approval once puts the rest of the Noblesville community at risk.
